St. Louis Park, MN

Frauenshuh, working with Park Nicollet Health Services, and in a public-private partnership with the City of St. Louis Park, developed this mixed-use development included restaurants, retail, theatre and health care campus expansion on a 20+ acre site in 1994. Historical use of the site included a former landfill and obsolete commercial uses, requiring environmental remediation measures and collaboration to overcome major economic and project feasibility challenges. In 2018, the project was repositioned with the theater building being converted to Park Nicollet’s Urology and Plastic Surgery groups. Concurrently, Chipotle was moved out of the theater building and into a right-sized 2,500 square foot space along with HealthPartners Dental clinic, into a vacated restaurant building. Frauenshuh’s cooperation with the City and local businesses has enabled this formerly dilapidated site to be fully occupied by Class A tenants over the past 27 years and is positioned for continued success well into the future.
