Concordia University

St. Paul, MN

Frauenshuh provides an array of corporate real estate services to Concordia University – St. Paul (CSP), supporting their overall campus development, operational and growth plans.  Projects range from the development and implementation of a strategic campus expansion plan, disposition of surplus real estate assets, acquisition of land and occupiable multi-tenant space and overall capital project planning and management for core programs and initiatives.  Frauenshuh full-service real estate advisory, property management, leasing and facility services teams have been assembled to provide an integrated and coordinated process to meet CSP’s needs regardless of timing, size or scope of project.  One of the most significant and impactful initiatives in recent years was the acquisition of Ries Tower, a 100,000 square foot office building on I-94 connected to the CSP campus by pedestrian bridge, completed in 2019.  CSP had occupied the building for several years prior to this acquisition as a lease tenant.  Upon purchasing the property, CSP further leveraged the location, tenant spaces and other attributes of the building to expand CSP program offerings and visibility, while serving the area market with lease space alternatives for private tenant uses that are compatible with CSP’s operation.  The building provides CSP flexibility and strategic growth potential, while generating income to off-set operational and fixed asset costs of ownership.
