Maintenance Engineer


POSITION SUMMARY

This job description is intended to cover a wide range of duties and responsibilities. Responsibilities within individual work groups may be adjusted to address specific property needs.

  • Class A Building located in downtown St. Paul.

  • Maintain and repair building equipment and systems.

  • Respond to tenant service requests in prompt and courteous manner addressing the needs of the tenant and property.

ESSENTIAL FUNCTIONS

The primary duties and responsibilities include, but are not limited to, the following:

  • Perform preventive and general maintenance to building operating systems including HVAC, electrical, life safety, security and plumbing

  • Work with other engineers and maintenance staff in completing repairs to any and all building operating systems

  • Conduct repairs and clean general areas including lobbies, corridors, elevators, lavatories, stairwells and other common or tenant areas to ensure property is optimally functional, presentable and safe

  • Replace or repair fixtures and/or equipment as needed including replacing light bulbs/tubes and servicing rest room toilets/sinks

  • Perform snow removal and grounds maintenance, including policing grounds, as required

  • Maintain all key systems, lock systems and access control systems

  • Assist with testing of building systems

  • Conduct maintenance inspections of all areas of the property

  • Operate, program and maintain the EMS system, as required

  • Participate in all workplace safety training

  • Know and be able to perform emergency procedures and duties as set forth in the emergency procedure manual

  • Participate in rotating on-call schedule and respond to after-hours calls, as required

  • Back up Lead Engineer, as required

  • Tour vendors through the property, as required

  • Maintain licenses appropriate to the operation of assigned building(s)

QUALIFICATIONS

  • Education: High school diploma or GED

  • Experience: Three to five years in a commercial property environment

  • General familiarity with computers

  • Ability to use various testing devices, tools and equipment related to the mechanical trades

  • Ability to handle multiple projects

  • Ability to project company vision of customer service and customer relations under all conditions

  • Strong interpersonal skills and the ability to function as a team member in a demanding service environment, using initiative to identify and complete needed maintenance

  • Ability to stand, walk, climb, stoop, kneel, and reach to complete maintenance tasks; ability to lift 50 lbs. repeatedly and climb five flights of stairs without stopping
