This 12,600 square foot development, to accommodate both Park Dental and The Dental Specialists at the corner of Radio Drive and City Place, was a unique opportunity to reposition these practices at a signalized intersection with visibility to 36,500 vehicles/day. Starting construction amidst the pandemic, shortly after the statewide shutdown of dental practices, was a difficult decision which proved astute in hindsight thanks to being able to capitalize on both depressed construction costs and low interest rates.

The 1.82 acre site was too small on its own to accommodate the uses and their relatively heavy (7/1000) parking need and hence a cross-parking agreement was required with the adjacent Texas Roadhouse site being simultaneously developed. Additionally, completing construction on the cross-parking areas while Texas Roadhouse was open and in operation required extensive coordination. The site also required a PUD Amendment to the original approved 2017 PUD for City Place to accommodate this building.

By co-locating these practices, common areas and building elements were able to be utilized to save roughly 2,000 square foot compared to their needs when located separately. Further, the shared parking with Texas Roadhouse enabled roughly 66 fewer parking stalls to be constructed than had these projects been completed separately.
