In 2019, Twin Cities Orthopedics, P.A. engaged with Frauenshuh to assist with their strategic planning for their delivery of care to patients in the north metro. Utilizing data on demographics, payer mix, patient base, traffic, and other variables, the intersection of Highway 610 and Zane Avenue in Brooklyn Park was identified as the ideal location for locating an orthopedic clinic, orthopedic urgent care, physical therapy, hand therapy, and advanced x-ray and MRI imaging facility.

Frauenshuh worked through site selection on behalf of Twin Cities Orthopedics, P.A. and located an outlot which could be converted to a developable lot on the northwest corner of Highway 610 and Zane Avenue as the preferred site, allowing for the initial Phase I development of the 39,080 square foot building along with future expansion potential of up to an additional roughly 20,000 square feet.

The two-story building was developed primarily consisting of brick finish with large windows highlighting the entry way and accent metal panels on both the elevations and roof screens. Walkways to 96th Avenue and adjacent retailers including Panera Bread and Raising Cane’s were incorporated to enable for a walkable area for patients, employees and visitors.
