Frauenshuh assisted Wings Financial with the locating of a new Credit Union Branch location in Northfield, Minnesota at an off-market site owned by Target and governed by a reciprocal easement agreement with a private owner of a UNFI-operated Cub Foods Grocery Store. This site was identified as being ideal for Wings from the standpoint of traffic and visibility. However, being that it was not “on the market,” Frauenshuh led discussions and analysis with Target and the City of Northfield as to why Wings felt that the parking area was not fully needed or utilized by Target and a Credit Union Branch could be accommodated on the site. Adding to that complexity was the requirement for approval by both the owner of the adjacent grocery store (a private investor) and the tenant-operator of the store (UNFI).

Frauenshuh completed this acquisition and approvals on behalf of Wings, obtaining variances along the way from the City for parking and setbacks.
